Getting Hold of a Borrower before Lis Pendens

I get calls each day from Real Estate brokers that inquire how they can get in contact with clients that are currently 30-60-90 days past on their note and have not incurred a NOD yet. Their essential concern is that the Lis Pendens lists that they are using for marketing are not closing advantageously for them. Nearly all of the time bad closing ratios are ascribed to the data becoming public at a particular period. In which case the market gets saturated with telemarketing, mail and circulars. The second greatest issue is that often once an Lis Pendens has been announced, the borrower might have already abandoned the home.

This is where our function comes in to alleviate the issues observed above. Our operation has the ability to obtain listings of clients as they have missed a payment, rather than once an Notice of Default has been published. When you contact a client at this stage, they become perfect candidates for a short sale lead . At this point they are behind one or two payments and are at a important decision making degree regarding whether or not they are going to make an effort to spare their dwelling. It is up to you to aid these clients to make that choice and show them the benefit of a Short Sale or Loan Modification.
