Joint Venture Ideas – Business Acumen Exerpt Originally by Kevin Lam

December 14th, 2009

One of the quickest methods of building your client base is to search out mutually-beneficial joint ventures. The key words here are’mutually-beneficial.’ Find marketers and entrepreneurs who’ve already got enormous’responsive’ mail lists and make them an offer they can not refuse.

many of us have attempted using this technique but have failed miserably. I can tell you why.

The problem with most people is that they are only concentrated on what they can get out of the deal. You’ll never get it if that’s what your focus is on.

When you are making an attempt to form joint ventures, focus on the other party and ask yourself,’What do they need? What can I offer them that would be of value to them?’

Sure, you can just offer the other person a piece of the profits if they agree to recommend your product/service to their list, but that’s what everybody does! And nowadays, that isn’t tempting enough. How is your offer unique?

Apply the USP – the’twist.’ Be unique! Create price for them! Make it worth their while. Make them an offer they can’t refuse!

When I send out an offer for a joint venture I simply tell them I want to promote their product/business/service for them and not be paid for it. Instead of receiving 40% commission as an affiliate I offer them to keep 70+% of the profit. All they have to do is allow me to use their service just once ( considering that they are an ezine, newsletter or business with a giant opt-in list ). I assure them that a completely unique page will be created and payments will be made straight to the partner.

Think about it!

You will be giving the partner extra exposure, higher profits and security of their business. In doing so, you also will be able to provide discount advertising/products/services to your members or visitors giving YOUR business more value. Because now, folk will know to come to you for repayments on products and services they need!

With this concept to mind , go out there and seek for some businesses who already have a gigantic list or some high traffic.

Here’s Some Information Related to Insurance Lead Generation

December 2nd, 2009

Each car insurance lead is a sales opportunity. Working a lead into a sale is up to you. There are just as many different ways to do this as there are individuals in sales. It is all about “working smart” with the best quality leads obtainable. In order to help you achieve this, here are some hints to make your working life less problematic. Many of the leads returned from people making inquiries on the internet are not really authentic. Frequently these inquiries will result in a total waste of time and effort. Numerous online inquiries in reality are created by junk e-mail or automatic requests. These queries are mostly a waste of time. Consequently you can see why top notch leads are very important. People who are asking about new insurance or require changes to their existing policy are the leads you should identify. These customers are anxious to buy without a great deal of effort. So now you will ask: what is the most efficient means to sort the cooler leads from the hot ones? As soon as you receive your prospects it’s a good idea to file all of them by examining specific criteria, such as the date they need a new insurance policy by. Sorting by their profitability is likewise an exceedingly useful tool. Closing a car insurance deal is a good deal simpler to do when the prospect has recently submitted their request for further information. In most of these examples a great deal of your work has been done, you in all probability shouldn’t need to persuade the client of the need for a good insurance policy. Indeed prosperous salespeople who buy car insurance leads will tell you they just submit their quotation to the lead, and that is it. If you want to enjoy this same convenience, always remember to follow up your leads straightaway.

The importance of handling the lead the right way should be obvious. Provide every one with a quotation, give them any supplementary info they may have requested and do it quickly. Thus, if the customer asked which deductible options are being offered, for example, make a point of listing this info in your quotation. At the end of the day, by adopting a couple of simple measures to help you work more effectively, you can get the most from your car insurance leads and improve your profits.

Concerned About Foreign Currency

October 10th, 2009

There are without a doubt a myriad of reasons to be extra vigilant in the middle of the on going unfavourable fiscal climate – purchasing foreign money is no longer the simplistic incident it used to be. Proceedings such as deteriorating abode prices or perhaps low inflation may all hold back customer faith in addition to further things; foreign currency values are without any doubt eternally shifting exchange rates swing, trade can be delayed, negated or maybe pushed forward based on the aforementioned changes. It could become a nightmare pinpointing the optimal point to buy.

It is for the above mentioned and some good other prudent reasons that you might well have a dialog with an exchange rates professional when thinking about your subsequent foreign money buy. Swapping the China Yuan Renminbi for Honduras Lempira without acquiring suitable guidance can certainly be a bad plan and can result in you laying out a lot more than you initially bargained for that brand extra building.

Additional things in the financial market-place are undoubtedly also worth taking into consideration; a pole of twenty independent forecasts incorporated in a report outlined the fact that fiscal increase would probably turn out to be a great deal shallower and further amiss than the Chancellor’s previous numbers within the budget.

The intelligence is unlikely to bring about an instantaneous influence on exchange rates but nevertheless, will probably work to chip away at sureness in the British pound and leave it susceptible to all the surprise statements as seen last week with the Standard & Poor’s data. If you have a forthcoming home purchase or a business deal requiring the best exchange rates then why would you hang around till tomorrow with the view that things look like they may improve, and unquestionably “the rates wont change that much during one day”, as this event proved to be an incredibly pricey reminder to those sending money abroad on that day. Don’t exchange foreign currencies without first consulting an expert.

It may well be up to date analysis such as this that makes it very clear that you should talk to an expert who has their ear to the ground before taking the plunge and exchanging foreign currency.

Getting Hold of a Borrower before Lis Pendens

July 8th, 2009

I get calls each day from Real Estate brokers that inquire how they can get in contact with clients that are currently 30-60-90 days past on their note and have not incurred a NOD yet. Their essential concern is that the Lis Pendens lists that they are using for marketing are not closing advantageously for them. Nearly all of the time bad closing ratios are ascribed to the data becoming public at a particular period. In which case the market gets saturated with telemarketing, mail and circulars. The second greatest issue is that often once an Lis Pendens has been announced, the borrower might have already abandoned the home.

This is where our function comes in to alleviate the issues observed above. Our operation has the ability to obtain listings of clients as they have missed a payment, rather than once an Notice of Default has been published. When you contact a client at this stage, they become perfect candidates for a short sale lead . At this point they are behind one or two payments and are at a important decision making degree regarding whether or not they are going to make an effort to spare their dwelling. It is up to you to aid these clients to make that choice and show them the benefit of a Short Sale or Loan Modification.

COMBATIVES? …… Don’t Tell Me. I Know What That Is! (Part 1)

August 25th, 2008

“Combatives” from the root word COMBAT – “to fight in direct contact”, “active fighting between enemies”, “any fight or struggle”.

Well, let’s see………………..There is ONE singular glaring absence in the above definition. Notice it? Absolutely NO mention of Fairbairn, Applegate, or Coach Hanley. No mention of Jiu-Jitsu, Boxing, Savate or any member of the Gracie family. No mention of World War Two, the Punic Wars or the Spartans. No mention of Juji-Gatame, a smashing overhand right, an edge of hand blow, or even a good old kick in the butt!

Get it? THERE ARE NO SPECIFICS that define what is or isn’t so-called “COMBATIVES”! So why do so many people feel such an overriding need to “define” combatives into a narrow scope of limited methodology? “I know what you do”…………………..”That Fairbairn stuff”. A month ago this same guy thought FAIRBAIRN was simply a decent suntan. “Yea, I base my combatives on Applegate”……………..six months ago this dude thought Applegate was the entrance to an orchard! Everybody’s an “expert”. At what exactly? I’m not sure even “they” really know.

I won’t presume to speak for ANYONE else that uses this term “combatives”. Actually I wouldn’t want to! All I can do is offer a CORRECT semantic observation and proffer my view on what encompasses my study, training and understanding of so-called “combatives”.

If you really do your research and homework you will see that even in manuals describing man to man combat that are CENTURIES old there exists a very COMPREHENSIVE survey and presentations of MANY forms of armed and unarmed combat. ALL in the same manuals! A vast array of weapon skills are shown and even the “unarmed” combat is a diverse mix of “techniques”. Before the use of London Prize Ring rules and the Marquis of Queensbury, “pugilists” used and relied on a great number of different grappling/striking/kicking and gouging methods. Ancient Greek Pankration was a combined system of “ALL POWERS” combat. The original Koryu Bujutsu of the Samurai included a comprehensive catalog of both armed and unarmed skills. The unarmed combatives of the Japanese Bushi also DIDN’T limit scope or method. Grappling was stressed when THAT was the best method of gaining tactical superiority. Striking, kicking and even BITING was resorted to when THAT was deemed the most appropriate method. The Chinese have ALWAYS maintained fully robust systems of combat that included all manner of striking, punching, kicking, throwing, strangling and joint-locking. Original Okinawan Te (Ti) included percussion methods as well as “tegumi” and “tuite”. Punch his lungs out if that did the job best. Kick his gonads out the top of his head if THAT worked best. Or grapple him into submission and control OR grapple him into a spine lock and neck break. Whatever was called for and whatever GOT THE JOB AT HAND DONE!

The 19th century saw many methods of “combined” self-defense systems develop in the West. The French combined elements of Chausson/Savate (Basque Zipota as well) with Boxe Anglaise, Parisian Lutte, and even the “new” Japanese Jiu-Jitsu. The British did the same. The “BARTITSU” of Barton-Wright is a classic example. In the US a number of “self-protection” methods became available to the public that combined methods from Boxing and Wrestling. EVEN before any “organized” systems were presented, men who “fought” even for “sport” used virtually ANY device to insure victory. Just read Elliot J. Gorn.

The Twentieth century saw even MORE “mixed” combat systems. It CERTAINLY didn’t take a Sherlock Holmes to figure out that in a REAL fight ANYTHING goes. Any and ALL manner of grappling, throttling, kicking, kneeing, butting, biting, punching, gouging, stomping and whatever other methods of mayhem could be employed were ALL “FAIR” when “fair” meant the difference between life or death. And it CERTAINLY didn’t just end at “unarmed” fighting! A “Gentleman” beset upon by a rough and tumble “footpad” on a lonely and desolate backstreet would feel perfectly JUSTIFIED in running said “footpad” thru and thru again with his sword cane or bashing his brains in with a “lifesaver”. Even when the highwayman wasn’t even armed with a lowly brickbat. What’s that old saying? All’s fair in love and war. Often it’s not a matter of who’s “right”, but simply who’s LEFT!

This IS “combatives” pure and simple. Whatever WORKS BEST at the time! A sort of “mixture” of varied fighting skills. HEY………………..wait a minute! A “mixed” fighting system? What a NOVEL IDEA!

Our next installment will look at “combatives” from the Russo-Japanese war and World War One thru to our “brandy new” millennium and all our new age “innovations”. Should be fun!

When a Parent has WLS: What to Tell Our Chubby Children

August 21st, 2008

We know that children are becoming obese at an alarming rate. We know fat kids become fat adults. We know that obesity is the second leading cause of preventable death in this county. We know that obese children will be faced with huge health risks that will compromise their quality of life as adults. We know that obese children are the target of hate and ridicule by other children. We know that fat children are shunned by their peers. And we know it is the parent’s responsibility to make sure their children do not become obese dooming them to lifetime of disease, heartache and suffering.

One of the most painful things about obesity is we seem to get it from our parents and pass it along to our children. I know a woman, Diane, who could not celebrate her bariatric success because she had a teenage daughter who came home from school day after day to hug a giant pillow and cry – her classmates called her “Fatty-Cathy”. Cathy is fat, or as her parents like to call her “stout.” Racked with guilt Diane asked “How in the world can I celebrate my weight loss when my own daughter is suffering? I feel pretty guilty about it. I’m her mother. I have fed her and taught her bad eating habits. I’ve actually written notes to excuse her from physical education classes. I gave her my genetic background, then I made the worst of it.”

As if “normal” teen-parent relationships aren’t difficult enough, imagine having a mother beside herself with guilt and a daughter angry and jealous over her mother’s weight loss. When I asked Cathy how she felt about her mother’s new figure and improved health she was angry. She said, “How do you think I feel? She is wearing the cute clothes my friends wear and I have to order fat lady clothes from a catalog. I wear my dad’s old raincoat because we couldn’t find a cute coat in my size. How do you think I feel?” she wept.

Even though she has pleaded earnestly to have surgery, Cathy’s parents are strongly opposed to the 16-year-old having bariatric surgery. They believe the family can learn from Diane’s life-long battle with obesity and make small steps to improve Cathy’s health, ultimately resulting in weight loss.

They are cooking healthy meals together and monitoring portion sizes. They are learning to read nutritional labels. There are no more late night pizza deliveries and “super-size” is off limits. Diane and Cathy have identified that they are emotional eaters. Now they are talking about their negative emotions rather than fostering them with high-calorie, high-fat out-of-control eating. They are working to improve physical fitness as well, walking together three nights a week. Diane doesn’t want bariatric surgery to be Cathy’s last and only hope. “I want to make things better for her, I don’t want her to suffer like I did all those years. I want to correct what I’ve done wrong by feeding her too much of the wrong things. I don’t want her to go through surgery. “

Cathy has reluctantly made lifestyle changes along with her parents. After three months of improved eating habits and exercising she is down 10 pounds. Her BMI is 39, she started at 41, just at the cusp of qualifying for surgery. Dad has joined the fight against fat as well. He’s lost almost 20 pounds. “I’m proud of her,” said Diane, “and I tell her everyday. I think we are getting closer. I want so much to save her from feeling the pain.”

We know that children are copycats: they are more likely to do what their parents do, not what their parents tell them to do. Given that, Cathy’s parents are doing the right thing for her by adopting a new family lifestyle that will ultimately improve the quality of life for all of them. Bad eating habits are not impossible to break and exercise is not impossible to incorporate into our daily lives. Diane’s surgery was simply the catalyst this family needed to overhaul years of destructive habits.

Cathy’s parents have realized, by way of their own health crises, that eating is one of the most fundamental health-related behaviors that can be controlled. They are working together to improve the quality of life for the entire family.

As for the emotional issues: Diane’s guilt and Cathy’s jealousy; they are doing their best to work through those issues on their own. But Diane admits it is stressful at times and family counseling may be in order. “Years down the road I don’t want us to be a mother and daughter who never speak to each other because we didn’t resolve these issues. I think there is a chance here for us to become closer.”

Various Types of Wills

August 19th, 2008

Wills are legal documents that a person uses to declare how he or she wishes his property to be disposed of when he or she dies. In most cases wills are written out, signed and attested to, or more commonly known as witnessed to. In the past, the law stated that wills could only dispose of real property, or land, and a testament disposed of personal property. Today, wills are referred to as the last will and testament and it deals with both real and personal property.

There are various types of wills that people could have. One such will is a joint will. More than one person with each testator executes this will, as the person who makes a will is called, leaving his property to the survivor or to other persons. The second type of will is a mutual will. Mutual wills the testators agree that each shall be the beneficiary under the other’s will.

Execution Of Wills

It is recommended that people have lawyers draw up your will. If a person wishes to draw up the will him or herself they can do so but it is likely that they will overlook something. If something is overlooked then it the execution of the will might be difficult. The will itself may be invalid.

When the will is written up there must be someone there to witness or attest to the will. The witness must sign in he presence of the person writing the will and all other witnesses. Once wills have been signed and witnessed they cannot be changed without having the witnesses present.

Probate

When a person dies there are several things that much happen before a will can go into effect. The will itself must be probated. What this means is that it must be proven to be that last will and testament of the deceased. The executor of the will carries out the last wishes of the deceased. This may need to be done in court or it may not. Anyone may contest a will and in order to do this they must appear in court.
